A local seller’s guide to the city between Lakeland and Winter Haven

By Michael Texidor, REALTOR®, Keller Williams Advantage III Realty

The short answer

Selling in Auburndale starts with a clear explanation of your home’s value, condition, and location. The city sits between Lakeland and Winter Haven, with access to the I-4 corridor toward Tampa and Orlando. Rather than promising an easy commute or assuming your home is cheaper than a nearby city, show buyers the actual route, comparable sales, and what they get for the price.

Three practical priorities shape my approach:

  1. Make local amenities specific. Lake Myrtle Sports Complex, downtown parks, and trail access help explain the location. Give accurate distances from your property, not a broad claim that every Auburndale home is close to everything.
  2. Demonstrate value with comparable homes. Compare similar size, age, condition, lot, and location in Auburndale, Lakeland, and Winter Haven. A county median is background information, not an appraisal of your house.
  3. Prepare for inspections and insurance early. Roof documentation, maintenance records, and a realistic repair plan can prevent avoidable surprises after an offer arrives.

Why buyers consider Auburndale

Lake Myrtle Sports Complex

At 905 Lake Myrtle Park Road, Lake Myrtle Sports Complex is a substantial local amenity. The City of Auburndale lists nine collegiate-size baseball diamonds, ten soccer fields, and a championship soccer stadium. Polk County’s sports-marketing facility directory describes eleven lighted soccer fields; the two directories categorize the facilities differently, so confirm the current layout with the operator if field counts matter to your plans.

The complex is also home to Polk County Tourism and Sports Marketing, the Florida Youth Soccer Association, and the Polk County Sports Hall of Fame. A nearby home can highlight its actual distance to the complex and access routes. Tournament attendance does not, by itself, prove additional buyer demand, rental income, or a higher sale price.

Trails and the dog park

The Auburndale/TECO Trail has a trailhead at 318 Denton Road, off Berkley Road. The city describes a shaded route for walking, biking, and rollerblading, with a fitness course along the way. Leashed pets are permitted under the posted trail rules.

For route planning, distinguish the local TECO Trail from the General James A. Van Fleet State Trail, whose southern trailhead is in Polk City. The TECO route links Auburndale with that wider trail system. The city’s parks page uses Van Fleet terminology for the route through Lake Myrtle; check the trail maps rather than assuming the entire local segment is the state trail.

The city lists Dr. Bill Sterling Dog Park a few hundred yards north of the TECO trailhead, with separate small- and large-dog areas. If trail access is one of your property’s advantages, show where a buyer would actually enter the route. Do not promise a price premium without comparable sales supporting it.

Downtown, Lake Stella, and the Baynard House

Downtown City Park includes a playground, historic bandstand, Auburndale Rotary Butterfly Garden, and Historic Depot. Nearby Lake Stella Gazebo & Park offers a walking path, benches, and a white gazebo near the center of town.

The Historic Baynard House Museum, at 208 West Lake Avenue, was built in 1894. The city describes it as a period-decorated museum open by appointment and during selected special events. Check with Parks and Recreation before planning a visit.

Other city-listed amenities include Lake Dickie Park, Bridgers Avenue Park next to the library, the skateboard and racquetball facilities near Bobby Green Plaza, and local baseball and basketball facilities. Verify current access and event schedules before putting them in a listing.

Auburndale Speedway

Auburndale Speedway is part of the area’s local identity. Its events have included the INEX Winter Nationals and A Night of Destruction. These are examples of venue programming, not a promise that a particular event is currently scheduled.

Noise sensitivity is personal. If your home is near the track, provide the distance and encourage buyers to visit the area at relevant times. Avoid suggesting that track proximity is automatically an advantage or automatically a problem.

Camp Margaritaville and local dining

Camp Margaritaville Auburndale is an RV resort and cabin destination with public-event listings that have included Paradise Market, Fins & Fenders Cruise-In, and line dancing. Confirm dates, admission, and access directly with the resort.

Peebles Bar-B-Q, a longtime Auburndale restaurant with a history dating to 1947, is another recognizable local reference. Details like these can make a location description more useful without turning it into an unsupported claim about property values.

Access to nearby cities

Auburndale gives buyers a Polk County location between Lakeland and Winter Haven, with routes toward both major metros. Commute times depend on the exact address, destination, traffic, and time of day. I recommend checking the drive during the hours that matter to you, rather than relying on an optimistic listing estimate.

Market context: county figures, not an Auburndale valuation

Source checked October 11, 2026: Momentum Realty’s live Polk County report displayed the following figures:

  • Reported median sale price: $311,230, down 2.2% compared with the prior-year period.
  • Reported months of supply: 4.7 months. This replaces the 4.3-month figure in the earlier draft.
  • Reported time to contract: about 58 days. The same report also labels a 58-day measure as median days on market for closed sales, so do not treat these as independently verified, interchangeable measures.

These are third-party county-level figures, not Auburndale-only statistics or a prediction for your home. The report combines live listings with historical sales and updates frequently. Its median-price panel describes a trailing twelve-month window; it should not be presented as a September 2026 monthly median.

The earlier draft’s August FRED days-on-market figure and Zillow home-value number are not repeated here as verified standalone statistics. Those measures have different definitions and require their own dated source checks.

For pricing, I would use recent closed sales and current competing listings that resemble your home, then account for concessions, repairs, roof condition, lot characteristics, and location. An automated home-value estimate, county median, and agreed sale price answer different questions.

What is different about selling in Auburndale

1. Compare beyond the city boundary

A buyer may compare Auburndale with Lakeland or Winter Haven. Your asking price needs to make sense against the specific homes that compete with yours, not a general assertion that Auburndale is always more affordable.

In a home-value review, I would examine living area, construction year, condition, lot size, association charges, and access to the destinations a buyer cares about. If your property offers more space or a different lot at a similar price, document that comparison. If another listing offers newer systems or a shorter drive, acknowledge that difference in your pricing plan.

2. Use sports and event access accurately

If your home is near Lake Myrtle, include accurate access details in the listing. Use current event calendars for planning photography, showings, and visitor information. There is no verified evidence here that listing on a tournament weekend guarantees a faster sale.

For a property used as a short-term rental, provide actual operating records where appropriate and confirm local zoning, licensing, association restrictions, and buyer financing requirements. A nearby event venue does not establish that a property is eligible for short-term rental use.

3. Get roof and insurance documents ready

Collect the roof installation date, permit or invoice, material, warranty information, and any recent inspection. Do the same for HVAC, electrical, and plumbing work.

Insurance eligibility is not a simple age cutoff. Florida Statute 627.7011 includes protections concerning roof age and inspection-based remaining useful life, but coverage still depends on the policy, property condition, and applicable underwriting rules. Ask a licensed insurance professional to review the actual home early. Avoid assuming that every older roof makes a house uninsurable or that every newer roof guarantees coverage.

4. Describe trail access without inventing a premium

Walking and cycling access can be meaningful to a buyer. Show the nearest usable entrance and the route from the house. A property beside a trail, a property a short drive from it, and a property advertised as “near the trail” are not the same thing.

Use that amenity to explain the location. Use comparable sales, rather than a blanket claim, to determine whether it supports a price adjustment.

5. Give older homes a preparation plan

For an older home near downtown or Lake Stella, review the actual property instead of assuming age alone means defects. Areas that often deserve attention include:

  • Roof condition and documentation.
  • Electrical panels, wiring, and permitted upgrades.
  • Plumbing materials and any known leaks.
  • Windows and signs of moisture intrusion.
  • HVAC age, servicing, and performance.

A pre-listing inspection may help identify issues before negotiations, but it is a choice to weigh with your agent and qualified professionals, not a requirement for every seller. Gather permits and repair records, and discuss disclosure questions with a Florida real estate attorney when needed.

Auburndale seller FAQ

Is Auburndale, Florida a good place to live?

That depends on your priorities. Compare the actual commute, housing options, parks, trails, restaurants, and services you use. Auburndale has its own downtown and sports amenities, but a city-wide description cannot tell you whether a particular address fits your needs. Visit and compare specific homes and locations.

What is Lake Myrtle Sports Complex?

It is a sports facility at 905 Lake Myrtle Park Road with baseball and soccer facilities, including a championship soccer stadium. The city lists nine baseball diamonds and ten soccer fields in addition to the stadium. It also houses several county and soccer organizations. Check the city and sports-marketing directories for current facility details.

How much are homes in Auburndale?

There is no verified Auburndale-only median in this guide. Momentum Realty displayed a Polk County median sale price of $311,230 when checked on October 11, 2026. That is county context, not a quote for your property. A local comparable-sales review is the appropriate next step.

How long does it take to sell a house in Auburndale?

There is no guaranteed timeline. Pricing, condition, financing, inspections, and closing arrangements all matter. The county report described roughly 58 days to contract when checked, but it is not an Auburndale-specific forecast and does not include every step through closing. Build a timeline around your own circumstances.

Is Auburndale Speedway a problem when selling?

It depends on the property’s location and a buyer’s preferences. Provide accurate distance information and encourage a visit during relevant event hours. Do not promise that noise will or will not be noticeable at a particular home without checking.

What is the Historic Baynard House Museum?

It is an 1894 historic home at 208 West Lake Avenue, now a museum decorated in its period. The city lists visits by appointment and selected special events. Contact Parks and Recreation to confirm availability.

What trails are in Auburndale?

The Auburndale/TECO Trail starts at 318 Denton Road and connects with the wider trail system toward Polk City and the General James A. Van Fleet State Trail. Use the relevant maps and posted rules to plan your route; the state trail and local trail are not interchangeable names for every segment.

How much does it cost to sell a house in Auburndale?

Request an itemized seller net sheet rather than assuming a universal percentage. Potential costs include negotiated brokerage compensation, title and closing charges, tax prorations, mortgage payoff, agreed buyer credits, and repairs.

Florida’s documentary stamp tax on deeds in Polk County is generally $0.70 for each $100, or portion of $100, of taxable consideration. For a straightforward taxable $300,000 sale, that calculation is $2,100. The closing professional should confirm the taxable amount, any exemption, and how the contract allocates payment. Brokerage compensation is negotiable; the draft’s 6% to 10% total-cost range is not a required or verified local rate.

Do I need an attorney to sell my Florida home?

A Florida attorney can help with contract, title, disclosure, estate, or other legal questions. Ask the closing provider how your transaction will be handled and obtain legal advice for your circumstances. This guide does not determine whether your particular transaction needs attorney involvement.

When is the best time to sell in Auburndale?

There is no verified Auburndale seasonality study in this guide. Consider your readiness, current competition, local event schedules, and the timing of your next move. A well-supported price and prepared property are more useful than a promise about the best month.

Thinking about selling in Auburndale?

Auburndale’s location and amenities give you a useful story to tell. The asking price still needs to be supported by the homes a buyer can choose instead.
