Polk County home selling

Seller's timeline: listing to closing

The timing windows from Michael Texidor's seller's guide, in order. Use them to plan, then fill in real dates once your listing agreement and contract are signed.

Two to six months from decision to closing. Florida closings often run 30 to 60 days after contract.

  1. Step 01

2 to 6 weeks before listing

    Before you list

Set goals, price, and start repairs

Know your real number and your home's condition before it goes public.

    • Set your goals and check your equity and payoff
    • Get a comparative market analysis and interview agents
    • Check your Polk County permit history
    • Order insurance inspections if needed, start repairs, and declutter

  2. Step 02

1 to 2 weeks before listing

    Before you list

    Finish prep and gather paperwork

The home and the documents should be ready on the same day.

    • Finish repairs, deep clean, and stage
    • Schedule professional photos and write the description
    • Prepare disclosures
    • Confirm HOA and CDD numbers in writing

  3. Step 03

Listing day: a Tuesday or Wednesday

    On the market

    Go live

The listing builds views through the week and peaks into weekend showings. Price matters far more than the day.

    • Go live on a Tuesday or Wednesday
    • Push the listing to your network and other agents

  4. Step 04

1 to 8 weeks on market

    On the market

    Showings, feedback, and offers

Watch the data. If showings or offers do not come, the market is talking to you.

    • Hold showings and open houses
    • Collect feedback
    • Adjust price if the data calls for it

  5. Step 05

    When offers arrive

    On the market

    Compare offers and accept

An accepted offer is not the same as being in full contract.

    • Compare offers on net, terms, and certainty
    • Counter where needed
    • Accept, then the buyer deposits earnest money with the closing agent

  6. Step 06

    Length set by your contract

    Your contract sets the date

    Inspection period

Most renegotiation happens here. In Florida, roof and water intrusion are the two big items.

    • Buyer inspects the home
    • Fix, credit, reduce price, or decline each request

  7. Step 07

    Deadlines set by your contract

    Your contract sets the date

    Appraisal and financing

The buyer's lender orders an appraisal and processes the loan.

    • Have comparable sales ready to share
    • Keep proof of permits and major updates

  8. Step 08

    Before closing

    Your contract sets the date

    Title and clear to close

The closing agent confirms you can legally transfer the property.

    • Title search and HOA estoppel
    • Deliver CDD documents
    • Pay off or resolve liens and keep HOA dues current

  9. Step 09

Closing date in your contract, often 30 to 60 days after contract

    Your contract sets the date

    Final walk through and closing

The walk through is usually the day before or the day of closing.

    • Final walk through
    • Sign the deed and documents
    • Deed is recorded and funds are disbursed
    • Hand over keys, remotes, and codes

Plan your sale dates

Start with the numbers. A home value review shows what your home is likely to sell for and what you can expect to net.

Timing windows come from Michael Texidor's seller's guide (published October 2, 2026). They are typical ranges, not promised dates. General information, not legal, tax, or financial advice. Confirm deadlines with your agent and closing agent.
