The Short Answer
Kissimmee is the seat of Osceola County, on the shore of Lake Tohopekaliga and along the US 192 corridor. Its downtown, lakefront and regional vacation-rental market give sellers several very different stories to tell. The first thing I want to establish is not an asking price. It is what the property actually is, where it sits and what a buyer is legally allowed to do with it.
Four distinctions matter before a listing goes live:
- City limits are not the same as a Kissimmee mailing address. Municipal Kissimmee and unincorporated Osceola County have different planning authorities. Nearby Poinciana crosses the Osceola–Polk county line.
- Short-term rental use is not automatic. City zoning, overlays and approvals matter. Outside the city, verify the county's zoning and short-term rental overlay for the individual parcel.
- Association documents can impose additional restrictions. Permitted zoning does not remove an HOA or condominium association's rental rules.
- Price within your property's category. A resort rental, an owner-occupied house, a downtown home and a condominium need different comparable sales.
Momentum Realty's Kissimmee market page, checked October 11, 2026, reported a median sale price of $387,990, down 2.6% year over year, 1,265 active listings and approximately 62 days to contract. These are third-party market figures, not a valuation of your home or a September-only report.
Lake Toho, Downtown and Everyday Kissimmee
Lake Tohopekaliga and Kissimmee Lakefront Park
Lake Tohopekaliga, usually called Lake Toho, defines the downtown waterfront. For a seller, the useful detail is the actual relationship between the home and the lake: a water view, frontage, a permitted dock and public boating access are different things. Never imply that a nearby house has private lake access without checking its rights and approvals.
Kissimmee Lakefront Park is at 201 Lakeview Drive. The City's park page lists walking and bicycle paths, picnic tables, pavilions, a fishing pier, playgrounds, a splash pad and outdoor event space. Big Toho Marina and the lakefront are part of this public waterfront setting. Check current operating details directly before promising a particular service.
The City's page also identifies the Monument of States, the lighthouse, Veterans Memorial and Bataan-Corregidor Memorial as park landmarks. The lakefront connects naturally with the historic downtown core, where shops, restaurants and community events add context to a listing. Describe the actual distance and route rather than treating every Kissimmee address as a downtown location.

Silver Spurs Rodeo and Osceola Heritage Park
Osceola Heritage Park is a major events campus in the Kissimmee area. Silver Spurs Arena hosts the Silver Spurs Rodeo and serves as the home venue for Osceola Magic basketball, the Orlando Magic's NBA G League affiliate. The campus also hosts Mecum Kissimmee and other events.
These are useful local landmarks, not evidence that an individual property will earn rental income. Event schedules change, and attendance should never be presented as guaranteed bookings or investment performance.
Old Town and the US 192 Corridor
Old Town and Fun Spot America are recognizable destinations along the wider US 192 visitor corridor. Restaurants, attractions, lodging and access toward the theme parks are part of the area's appeal. They are also a reason to discuss road traffic and noise honestly. Proximity varies dramatically across the Kissimmee postal area.
SunRail and Getting Around
Kissimmee has a Kissimmee/Amtrak SunRail station. SunRail connects the area with Orlando, Winter Park and Sanford; its system also includes DeLand to the north and Poinciana to the south. Poinciana is the southern end of the line, not proof that every Poinciana home is close to a station.
For a commuter, rail can be worth comparing with the drive. Check the current timetable, connecting transportation and the trip from the specific home to the station. Do not promise a commute time or assume service matches every work schedule.
US 192, I-4 and the Central Florida GreeneWay/SR 417 shape many regional trips. Travel to Disney destinations, Orlando International Airport or Tampa depends on the starting address, route, tolls and traffic. I prefer a real route check to a blanket claim that everything is minutes away.
Understanding the Different Housing Markets
Established Homes, Downtown Properties and Newer Communities
Buenaventura Lakes is an established community in the wider Kissimmee area. Compare its homes by condition, roof age, lot characteristics and actual association or assessment obligations. Do not assume every section has the same fees or that a mailing address establishes city jurisdiction.
Poinciana covers parts of both Osceola and Polk counties. Confirm the county and parcel before ordering records, choosing comparable sales or answering permit questions. A large community label does not tell you the condition, price or transportation access of a particular house.
Bellalago and Tohoqua are examples of amenity-oriented communities in the wider area. Assess the individual home's amenities, HOA obligations, any CDD assessment, condition and competing listings. Verify attendance zones directly with the relevant school district if a buyer asks; a listing should not promise eligibility or make school-quality claims.
Historic downtown properties may attract buyers looking for proximity to the lakefront and shops. Older building systems, renovation records, permits and insurability deserve close attention. Character is a marketing asset, but it is not a substitute for documentation.
Resort and Vacation-Rental Properties
Reunion, ChampionsGate, Storey Lake, Solterra, Windsor at Westside and Windsor Hills are names often encountered in the regional vacation-home market. They are not all municipal Kissimmee neighborhoods, and community names alone do not prove rental eligibility. Some lie in different jurisdictions or include phases with different governing documents.
Before marketing any unit as a vacation rental, establish the parcel's city or county, zoning, approved use, association restrictions and required licenses. A rental-oriented community can still have management requirements, occupancy restrictions, fees or amendments that affect the individual property.
A condominium, a resort villa and a detached residence should not share a comp set simply because their listing addresses say Kissimmee. I want sold comparables from the same community or a genuinely comparable product, with similar rental rights and carrying costs.
Short-Term Rentals: Verify Before You Advertise
Inside Kissimmee City Limits
The supplied City Code references, § 14-2-64 and the overlay provisions in § 14-2-44, address short-term rentals in residential districts. They describe restrictions on stays of fewer than 30 days and approval pathways associated with the Short-Term Rental Overlay, conditional use or planned development approvals.
Treat those code references as a starting point, not an approval for your house. Ask the City Planning Division to confirm the current zoning, applicable overlay, approved use and any conditions for the actual parcel in writing. Development-level standards should not be read as automatic eligibility or ineligibility for an existing individual unit.
Unincorporated Osceola County
The County's Short Term Rental Planned Development (STRPD) guidance tells applicants to verify that their zoning allows short-term rentals, check the short-term rental overlay map, obtain the appropriate DBPR vacation-rental license and register a Local Business Tax Receipt. It also directs subdivision and planned-development owners to contact zoning because additional rules may apply.
County guidance is not a substitute for a formal parcel determination. If the property is in another municipality or across the Polk County line, use that jurisdiction's requirements instead.
State Licensing, Business Receipts and Taxes
Florida's lodging statutes and DBPR guidance determine when a vacation-rental license is needed. It is too broad to say every isolated stay of fewer than 30 days automatically requires the same license. Frequency, how the property is advertised, the establishment type and statutory exemptions can matter.
For a seller, the practical checklist is:
- Obtain written confirmation of permitted use from the relevant planning authority.
- Verify the required state license and its current status with DBPR.
- Confirm the local business tax receipts required by the city and/or county for that address.
- Review state sales-tax and local tourist-development-tax registration and reporting obligations.
- Ask whether approvals, licenses, receipts or management arrangements transfer to a buyer or require a new application.
Fees, renewal periods and application requirements should be checked directly with the issuing offices. This guide does not quote an unverified fee schedule. A platform collecting some taxes also does not, by itself, prove that all registration and reporting obligations are satisfied.
HOA and Condominium Restrictions
Zoning permission does not override private governing documents. An association may restrict rental duration, require approvals or impose other rental conditions. The effect of amendments on a particular owner or buyer can require legal review.
Read the declaration or CC&Rs, rules, amendments and any rental application requirements. Look for minimum lease periods, transient-use restrictions, occupancy conditions and management requirements. Get current documents rather than relying on a prior listing or a neighbor's rental history.
What to Give a Rental Buyer
Provide actual income and expense records, not an unsupported projection. A useful package includes:
- Rental receipts and occupancy records for clearly identified periods.
- Management charges, cleaning costs and other operating expenses.
- HOA or condominium fees and CDD assessments, if applicable.
- Property taxes, insurance costs and coverage details.
- Tax-registration and reporting records appropriate to the transaction.
- Current licenses, receipts, approvals and association documents.
- Existing bookings and contracts, including any transfer or cancellation terms.
Explain whether figures are gross revenue or net income and which expenses they include. Historical results do not guarantee future performance. Do not publish personal guest information or sensitive financial records in a public listing.
The Kissimmee Market: A Dated Snapshot
The following figures come from Momentum Realty's Kissimmee market page as checked October 11, 2026:
- Median sale price: $387,990.
- Year-over-year median-price change: down 2.6%.
- Active listings: 1,265.
- Typical time to contract: about 62 days.
- Months of supply: 6.6.
The provider describes a daily recalculation using MLS-based data. Its market coverage can include the wider Kissimmee-address area rather than only municipal boundaries. Use this as context for a property-specific comparative market analysis.
The supplied Redfin and Realtor.com figures were not independently verified for the stated reporting periods, so they are not reproduced here. Listing-price and sold-price medians from different populations should not be subtracted as though they measure the discount on the same homes.
My takeaway is to price against current competing inventory and comparable closed sales, not a citywide average. A buyer's alternatives may include a newer resort unit, a builder offering concessions or a lower-cost residence with different fees. The right price depends on your property's category, legal rental use, condition and total ownership cost.
What Is Different About Selling Here
1. Establish Your Comp Set
A Storey Lake rental property should not be priced against an unrelated Buenaventura Lakes residence simply because both carry a Kissimmee address. Compare similar construction, community, condition, rental rights and assessments. If the pool of recent sales is small, say so rather than making the analysis look more precise than it is.
2. Document Rental Status Before Listing
If income or rental use is part of the pitch, make it accurate and supportable. Written zoning confirmation, current approvals and association documents belong in the preparation stage. A buyer should not discover halfway through due diligence that the advertised use is unavailable.
3. Address Roof, Insurance and Water Questions
Roof age and condition can affect insurance options. Get current insurance guidance rather than promising that a policy will transfer or that any insurer will accept the property. For waterfront or flood-prone locations, review the FEMA map, lender requirements, available elevation documentation and insurance options. A lake view alone does not answer a flood-risk question.
4. Compare New Construction Honestly
Check current builder inventory and incentives rather than assuming older homes cannot compete. A completed home, established landscaping or documented rental operations may matter to the right buyer. Price those advantages alongside condition, warranties and carrying costs.
5. Present Location Tradeoffs Clearly
Access to attractions, downtown, rail or major roads is useful. Traffic, noise and distance are equally relevant. I would rather set accurate expectations before a showing than lose a buyer when the actual location differs from the description.
Kissimmee Seller FAQ
Is Kissimmee in Polk County?
No. The City of Kissimmee is in Osceola County and is its county seat. Nearby Poinciana spans Osceola and Polk counties. Verify the parcel because a postal address or community label is not a jurisdictional determination.
Can I put my Kissimmee home on Airbnb?
It depends on the exact address, approved use, zoning, association restrictions and licensing requirements. Inside city limits, confirm the City's short-term rental rules and approvals. In unincorporated Osceola County, start with the County's zoning and overlay guidance. Do not advertise rental eligibility until it is verified.
What licenses does a vacation rental need?
Depending on its use and jurisdiction, a property may need a DBPR vacation-rental license, local business tax receipts and tax registrations. Check current requirements for that property. A seller's license or receipt should not be assumed transferable.
Can my HOA restrict short-term rentals?
Yes, association documents may impose rental restrictions even where zoning allows the use. Review the current declaration, rules and amendments with an appropriate professional, including how they affect a purchaser.
What is the median home price in Kissimmee?
Momentum Realty's market page reported a $387,990 median sale price when checked October 11, 2026. That third-party market figure is not the value of an individual home; use comparable sales and current competition to set a listing price.
What is there to do locally?
Kissimmee Lakefront Park, Lake Toho, the Monument of States, historic downtown, Silver Spurs Rodeo, Osceola Heritage Park and the wider US 192 attractions corridor are notable destinations. Check current event schedules and the actual distance from the property.
Does Kissimmee have SunRail?
Yes. Kissimmee/Amtrak is a SunRail station. Poinciana is the southern end of the system, which also serves Orlando, Winter Park, Sanford and DeLand. Check the current timetable and station connections before treating rail as a commuting solution.
How long does it take to sell?
The checked Momentum snapshot described about 62 days to contract. That is not the same as time to closing and is not a guarantee. Pricing, condition, financing, rental restrictions and the buyer's due diligence can all change the timeline.
Should I sell a vacation rental as an investment or a residence?
Use the property's permitted use and actual financial records to decide. If rental rights are verified, provide documented income and expenses. If the use is restricted, market the residence accurately rather than promising rental income.
How much does selling cost?
Prepare a property-specific net sheet. Brokerage compensation is negotiable; title and closing charges, mortgage payoff, taxes, association fees, assessments, repairs and buyer concessions depend on the contract and property. The supplied 6%–10% range is only a rough planning estimate, not a required fee or guaranteed cost.
The Florida Department of Revenue states that deed documentary stamp tax in counties other than Miami-Dade is $0.70 for each $100 or portion thereof of taxable consideration. Ask the closing professional to calculate the actual amount and contract allocation.
Do I need an attorney?
Florida residential closings can be handled through a title company or closing attorney. Whether separate legal advice is appropriate depends on the transaction. Rental approvals, association restrictions, disputed title or unusual contract terms are reasons to consider an attorney's review.
Thinking About Selling in Kissimmee?
Rental rules, association restrictions, assessments, condition and county lines all influence how I position a Kissimmee-area property. I can review the home, identify the relevant comparable sales and help you build a realistic seller net sheet.
